Common R-2 permit mistakes
- A duplex or semi-detached needs a lot at least 13 m wide and 400 m². A single detached house only needs 7.5 m and 330 m², so narrower lots can't be split.
- The house and garage together can cover at most 45% of the lot (50% for a duplex or semi-detached), less 21 m² for each parking stall not in a garage. In older, established neighbourhoods, an open front porch doesn't count.
- A duplex or semi-detached can be 11 m tall, but a single detached house is held to 10 m unless the lot is at least 400 m² and 10 m wide.
- With no rear lane and no attached garage on the front or side, one side setback goes from 1.2 m to 3.0 m.
Notes
- Deleted by 21P2024 effective January 1, 2025, then restored by Bylaw 9P2026 effective August 4, 2026. This district is in force again.
- Permitted Single Detached, Semi-detached, and Duplex Dwellings.
- Parcel width: 7.5 m for SFD; 13.0 m for semi-detached/duplex (s.479).
- Front setback is a fixed 2.0 m (laned) / 3.0 m (laneless), not contextual (s.484).
- Parcel coverage reduced by 21 m² per required parking stall not in a private garage (s.482(3)). An unenclosed front porch meeting s.339.1 is exempt from parcel coverage; a garage is not.
- A Backyard Suite needs City approval (24P2014, s.476).
