Common R-C1L permit mistakes
- Front setback can be up to 1.5 m closer than the neighbouring houses' average, but never under 6.0 m.
- The house and garage together can cover at most 40% of the lot (the lowest of any zone), less 21 m² for each parking stall not in a garage.
- Side setbacks are 2.4 m on each side, the widest of any single-family zone, so the buildable width is tighter than it looks.
- No duplex here, and the lot must be at least 24 m wide. A secondary suite is permitted; a backyard suite needs City approval.
Notes
- Deleted by 21P2024 effective January 1, 2025, then restored by Bylaw 9P2026 effective August 4, 2026. This district is in force again.

- Side setback is 2.4 m (s.379); 3.0 m on one side of a laneless parcel with no garage; 3.0 m on the flanking street side of a corner parcel.
