Common R-CGex permit mistakes

  • Height is capped at 10 m. Coverage is 45–55% depending on how many units you build; a 1–2 unit build is usually held to 45%.
  • There's a limit of 75 units per hectare. On a small lot, that is the real limit on units.
  • The building can't be deeper than 65% of the lot depth, even on deep lots.
  • A landscape plan is required once you have 3 or more units.

Notes

  • R-CGex is R-CG without suites: Secondary Suite and Backyard Suite are not allowed at all (ss.525(2), 527.1). Every other rule in Division 11 is shared with R-CG.
  • Aug 4 2026 repeal of blanket rezoning: max height 11.0 m → 10.0 m, max coverage 60% → 55%, zero lot line provisions deleted. Density (75 uph), front setback (3.0 m) and the rowhouse use are unchanged.
  • There is no maximum number of dwelling units per parcel in R-CG. Density (75 units per hectare) is what limits unit count.
  • All units must have individual, separate, direct access to grade (s.533).
  • Units facing a street must have a street-visible entrance and direct sidewalk access (s.533(2)).
  • Building depth: max 65% of parcel depth for any unit-containing building (s.535(1)).
  • Parcel coverage reduced by 21 m² for first parking stall, 19 m² for each additional, not in a private garage (s.534(3)).
  • Landscape plan required for developments of 3+ units (s.542).
