| Rear setback | 7.5 m. 5 m with no lane, when all parking is in a garage. 1.2 m next to a carriage-house lot, when all parking is in a garage. 0.6 m along the lane, when all parking is in garages opening onto it |
| Minimum parcel width | 6 m |
| Minimum parcel area | 150 m² |
| Minimum parking | 1 stall per unit 1 per secondary/backyard suite |
Common R-G permit mistakes
- Every unit needs its own share of the lot: 6 m of width and 150 m² of area each, so a small lot can't take many units.
- All buildings, including the garage, can cover at most 60% of the lot (70% with a rear lane), less 21 m² for each parking stall not in a garage. In older, established neighbourhoods, an open front porch doesn't count.
- Height is capped at 12 m, or 10 m for a backyard suite on a lot with a rear lane.
- Only one main building per lot, unless it's a cottage-housing cluster.
Notes
- Intended for master planned greenfield communities in the Developing Area.
- Single Detached Dwellings are permitted in R-G but need City approval in R-Gm.
- Parcel coverage reduced by 21 m² per required parking stall not in a private garage (s.547.8(3)).
- Maximum 1 main residential building per parcel unless Cottage Housing Cluster (s.547.5).
